The Google Business Profile Moves That Actually Move the Needle for Agents
Most agents treat their GBP like a yellow pages listing. Here's the optimization framework that turns it into a local lead engine.
Your Google Business Profile is the most underutilized asset most real estate agents have. It's free, it shows up before your website in local search, and it directly influences whether someone calls you or your competitor.
Most agents set it up once and forget it. That's the opportunity.
Why GBP Matters More Than Your Website for Local Search
When someone in Las Vegas searches "real estate agent Summerlin" or "sell my house Henderson NV," Google's local pack (the 3 results with the map) appears before any organic website results. Getting into that pack — or ranking #1 in it — is worth more than most paid ad campaigns.
The ranking factors Google uses for local pack placement:
- Relevance — Does your profile match what they're searching for?
- Distance — How close are you to the searcher?
- Prominence — How well-known and trusted is your business?
You can't control distance, but you absolutely can control relevance and prominence.
The Profile Completeness Checklist
Start here before anything else:
- Business name: Exactly what you'd put on a business card. No keyword stuffing.
- Category: "Real Estate Agent" as primary. Add "Real Estate Agency" as secondary if applicable.
- Service area: List every neighborhood and city you work in.
- Phone: Must match your website exactly.
- Website: Link to your main site or a landing page specific to your market.
- Hours: Keep these accurate and updated.
- Description: 750 characters. Use the words buyers and sellers actually search for.
The Weekly Actions That Compound
Here's what separates the profiles that rank from the ones that don't:
Post every week. Google Posts expire after 7 days but signal activity to the algorithm. Use them for: new listings, market updates, neighborhood spotlights, tips. One post per week, 150–300 words, with a photo.
Respond to every review within 24 hours. Not just the positive ones. When you respond to a negative review professionally, you're not writing for that reviewer — you're writing for every future prospect who reads it.
Add photos consistently. Agents with 100+ photos get significantly more profile views than those with fewer than 10. Add exterior and interior shots of listings, neighborhood photos, event photos. Geotag them when possible.
Use the Q&A section. You can add your own questions and answer them. "What areas do you specialize in?" "What does your listing process look like?" This content feeds into search relevance.
The Review Generation System
Reviews are the single biggest driver of GBP prominence. Here's the framework:
- Timing: Ask within 48 hours of closing. That's when the experience is freshest and emotions are highest.
- Method: Text first, then email. "Hey [name], it was such a pleasure helping you close on [address]. If you have 2 minutes, a Google review would mean the world — here's the direct link: [link]"
- Make it easy: Send the direct review link (found in your GBP dashboard). Don't make them navigate.
- Target 1 new review per transaction. At 2 closings/month, you're adding 24 reviews per year.
Schema Markup: The Layer Most Agents Skip
Adding LocalBusiness schema markup to your website tells Google exactly what you do and where you do it. This reinforces your GBP signals and improves your chances of appearing in rich results.
The minimum schema to add:
LocalBusinesstype:RealEstateAgent- Name, address, phone, URL
- Geographic area served
- Service types
If you're on WordPress or Squarespace, there are plugins that handle this without touching code. If you're on a custom platform, drop the JSON-LD in your site's <head>.

GBP optimization isn't a one-time task — it's a weekly discipline. Fifteen minutes per week, done consistently, compounds into a significant ranking advantage over agents who aren't doing it at all.
