How to Turn Any Market Report PDF Into Social Content Using ChatGPT
Step-by-step process for feeding market data into AI and getting Instagram-ready posts, captions, and carousel slides out the other side.
Your board or MLS publishes a market report every month. Most agents glance at it, maybe share a screenshot, and move on. That report is actually a full month of content waiting to be extracted — you're just not working it.
Here's a five-step process to turn any market report PDF into a week's worth of social content using ChatGPT.
Step 1: Extract the Key Stats
Don't try to paste a PDF directly into ChatGPT — the formatting usually breaks and you lose precision. Instead, manually pull out the numbers that actually matter to buyers and sellers:
- Median sale price (and % change month-over-month or year-over-year)
- Active inventory (and change from last month)
- Days on market
- List-to-sale price ratio
- Number of closed sales
- Months of supply (if available)
Write these out in a plain list. That's your raw material.
Step 2: Turn Raw Stats Into a Plain-English Summary
Paste your stats and use this prompt:
"Here are this month's real estate market stats for [City/Area]: [paste your stats]. Write a 3-paragraph plain-English market summary. Paragraph 1: what the data says overall in one sentence, then explain what it means for the market right now. Paragraph 2: what this means for sellers. Paragraph 3: what this means for buyers. No jargon, no hype, no predictions. Write it like a knowledgeable friend explaining the market over coffee."
Read this output carefully. Edit anything that sounds off or doesn't match what you're seeing on the ground. This summary is the foundation for everything else.
Step 3: Turn the Summary Into an Instagram Carousel Script
"Using the following market summary, write a 7-slide Instagram carousel script for a real estate agent. Slide 1: bold hook — a single stat or question that makes someone stop scrolling. Slides 2-6: one key point per slide with a 1-sentence explanation. Keep each slide to 2-3 lines of text max. Slide 7: call to action — invite followers to DM for a personalized market breakdown. [Paste your summary]"
The output will give you the text for each slide. You'll take this into Canva in Step 5.
Step 4: Write the Caption
"Write an Instagram caption for a market update carousel. The caption should start with a hook (not 'Excited to share...'). Include 2-3 of the most interesting stats from this market report for [City]. End with a question to drive comments. Under 150 words. Hashtags: suggest 8-10 relevant local and real estate hashtags at the end. [Paste your summary]"
Review the hashtags ChatGPT suggests — keep the local ones (your city, neighborhood names), drop anything that's too broad or not relevant to your market.
Step 5: Design in Canva
In Canva, search for "Instagram Carousel" to find the right dimensions (1080x1080). You should have a branded template already — if not, spend 20 minutes building one with your colors, fonts, and logo. You'll reuse it every month.
Paste your slide text from Step 3 into your template. Keep each slide visually clean — one stat or point, readable font, your branding. Export as a PDF (Canva lets you export carousels as multi-page PDFs, which Instagram accepts) or as individual PNGs.
Repurpose Further
While you're at it, the same summary you wrote in Step 2 can become:
- A LinkedIn post (paste summary, ask ChatGPT to reformat it for LinkedIn's longer-form style)
- An email newsletter intro paragraph
- A 30-second Reel script where you talk to camera and share the three biggest takeaways
One market report. Five to eight pieces of content. That's the leverage.
The whole process takes about 45 minutes once you've done it once. After two or three months, you'll have a rhythm and it'll take you 30.
